Fees & Refunds at Elim Park Place

Elim Park offers a choice of residency plans, including 50% and 90% or a 0%, declining refund entrance fee option. Our current entrance fee plans start at a minimum of $146,740 dollars and will vary in price based on size of the apartment home, refund plan and location. We strive to offer and provide many financial options. Our professional staff will help you determine which option is right for you. Residents at Elim Park Place pay an entrance fee and a monthly fee to live an active lifestyle within the apartment home and community. All residents are guaranteed a home for their lifetime. Here at Elim Park we believe that you’ll also find our health care arrangements offer a practical value. Residents pay at the time of service for any health care services they need and receive. Our financial program is referred to as Fee for Service and therefore residents are not charged in advance for health care as they may never require it.

There are two fees which residents of Elim Park Place pay:

Monthly Fee
Billed to each resident in advance of every month, which includes Services & Amenities, and operating costs. (Please see Services & Amenities sheet to see what is included)

Entrance Fee
A one-time lump sum, which covers lifetime use of the residential apartment, our 40 acre campus, and priority access to our Healthcare Center.

You can choose from 1 of 3 options:

  • Option # 1 - Declining Refund (0% Refund)
    Original Entrance Fee paid, less ten percent (10%) of the Entrance Fee deducted at move-in and two percent (2%) of Entrance Fee for each calendar month or part thereof that the Residential Apartment is occupied. After a period of 45 months your refund will decline to a zero dollar balance, therefore there is no return of capitol any time after 45 months.
  • Option #2 - 50% Refund
    This option offers a return of capital to the resident or their estate. The refund is fixed to 50% of the entrance fee. It is refundable to the resident upon vacancy or to the resident’s estate.
  • Option #3 - 90% Refund
    This option offers a return of capital to the resident or their estate. The refund is fixed to 90% of the entrance fee. It is refundable to the resident upon vacancy or to the resident’s estate.
